

The consent
Outline consent was established at appeal in January 2023, establishing the principle of development on the site. Bellway then subsequently brought forward a Reserved Matters application, setting out the details for the development, which was approved by Braintree District Council in June 2025.
Now with full planning permission, Bellway will go on to construct and deliver the established consent. This includes:
94 new homes on the site, with varied typologies and sizes
A mix of dwelling types with detached, semi-detached and terraced units
Homes with a maximum height of 2.5 storeys.
New homes ideal as starter homes and for young families, alongside homes suitable for older people looking to downsize.
40% of the new homes will be provided with affordable tenures.
New homes in a sustainable location
The approved development is in a sustainable location and will form a natural and appropriate extension to the village of Silver End, meaning it will benefit from existing transport connections and village amenities.
Silver End has been identified as a Key Service Village in the adopted core strategy, meaning it is a sustainable location for growth. The site was also identified by Braintree District Council in their 2016 Strategic Housing Land Availability Assessment (2016) as a suitable, available and achievable site for development.
With the centre being circa 0.6 miles from the site; there are various services and facilities which are easily accessible. This includes a Co-op convenience store, post office, chemist, village hall, skatepark, doctor’s surgery, primary school, local shops, takeaways, public houses, churches and a library. There are also a wide range of clubs and activities, including a bowls club, Scouts, Guides, football, gardening and many others.
Additionally, there are bus services along Boars Tye Road, providing regular services between Witham and Halstead, including to Braintree Town Centre. In terms of public transport opportunities. Braintree Railway Station is circa 4 miles to the north and Witham Railway Station a similar distance to the south.
